Sell it cheap if you can afford it, there is always someone who needs an inexpensive home. (We bought our dump of a house and one acre for $15k, and completely redid it.) Or, if it is not *that* bad, bring in a ''stager'' to make the property look better. (Assuming it is a house or condo.)

l heard of a guy in Oregon that sold raffle tickets to sell his house. He got what he wanted for the house and they winner got a house for $500.00 of course there were a lot of people that only got a chance at it.

Lower the price. Real Estate is a zero sum game. The price it sells for is exactly the price someone wants to pay. Drop the price enough, and the property will move.

Lowering the price helps a lot but if you can not lower the price offer some incentives for the buyers. Maybe include all appliances and offer some credits for new painting, change out carpet or like the answer before said, take it to a stager and set it up were it looks really nice.
