are there people out there that really lost money in real estate

l mean did you put money down (1-5% is not a real down payment) and now your house is worth less and l am not talking about people that are upside down on their home. l am talking about someone that put money down and they have lost their home.
because l look at it like if you puta good down payment and now you home is worth less well first you have to live somewhere and second your mortgage or rent is not much more than renting or buying another place

tthat is what l am saying basically anyone who thinks that homes where or are worth the prices they were selling for is wrong think about it if the demand is based on people that cannot afford the prices of a home the prices were not real based on affordability or demand based on what people can payback some were paying not money down and low payment that were half of what a real mortgage cost so prices where inflated by at least 50%

Some people put zero down & have lost their homes. The rate adjusted, they could not afford the new payments & their home was worth a lot less. A lot of people got homes that they could not afford in the first place & lost their homes.

l personally did not because l purchased my home prior to the real estate boom. But, l know plenty of people who used the 100-125% financing schemes that were available last year in my area that had variable teaser rates that re-set who did. In the local newspaper today, they published a chart showing that homes in my zip code have lost 35% of their value since the beginning of the year & foreclosures have increased 306% over the past year. So it would seem that there r a heck of a lot of people in my area (SoCal) that bought houses they could not afford. In my opinion, u do not ''lose'' money until u sell the house for less than u bought it for..

l fail to understand ur point. Every now & then all investments make an adjustment. This happens in real estate as well as the stock market.

No one ever ask the person that lose money in the stock market if u put down so much or so less that means the stock was over inflated.

When any market adjust all that invest or have money in the investment lose money.

The same thing happen in futures u either gain or lose on the short or long but in the middle u do not gain. Does this mean that the stock was under valued or over valued?

l am still trying to figure out ur point.

There r lots of individuals that lost money during this down or adjustment period. Banks & large investment firms & investors that bought mortgage back securities lost money in this adjustment period.

In 3-5 years this adjustment will be over & prices will go up once again.

It depends on ur point of view. Many people put down an adequate amount, but lost their jobs in a slow economy. A friend of mine put down 20%, but his construction business that had netted him about $40k per year for the previous 5 years, grossed $13k in 2007 & he has a partner. So he lost his home & his partner (father) almost lost his home.

On the other hand, u do not lose money on any investment unless u actually sell it for less than u paid for it. (When u lose ur home to foreclosure, u r effectively selling ur home for nothing, & still have to pay ur mortgage.)

You bought some stock at $50 per share, & today it is $20 per share so u think you've lost $30 per share. That is true only if u sell the stock today. If u wait until it is $60 a share, u will make money. It is scary to look at my 401(k) & compare it to a year ago, but l wo not be taking any money out of it for a while, so l am not selling that stock for at least another 10 years. Emotionally, l may feel like I've lost about way too much money, but in reality, l have not lost anything.

The value of a home can be viewed in two ways. You can add up the materials used to build it & give it an intrinsic value, or u can consider the value what someone is willing to pay for it. That is how we really determine the value of any property.what will someone pay u to acquire it. People tell me their homes r ''really'' worth $400,000 but in today is market.well, today is market is what counts today. What u paid for ur home was its worth THEN. What someone will pay for it today is its worth NOW.

But if you're not trying to sell ur home (or refinance it), it does not really matter.

l can not really follow ur logic. Punctuation would really help. It is too hard to read when u do not know where sentences begin & end.

No one loses their home because the value drops, they lose their home because they are unable to pay on their commitments to the bank. If you have 50% equity in your home but are unable to pay the monthly payments you lose your home. Lose a job and you can find yourself out of home quickly and yes l am quite sure there are people who lost their homes in such circumstances, even before this credit crunch and sub-prime crisis began.
