l was notified on Tuesday (10/7) that because my boyfriend had unexpectedly moved in with me, that as of the following sunday (10/12) my rent would be doubled. l am a tenant at will, and after some research, l have discovered that Maine law says that a land lord must give 45 days written notice before a rent increase. how do l approach my property manager with this new information?

Your problem lies in the fact u do not have the upper hand to negotiate, without reading ur lease l will assume the fact ur boyfriend now lives in the unit is a violation, if so they r free to move to evict so what happens after 45 days in ur mind?


Side note: find give a thumps down, but it does not change the fact the landlord is in charged under ur fact pattern either pay the increase or be evicted since u do not have a lease the landlord is free to cancel the deal at any time for any reason

The 45 day notice stands if the landlord wanted to increase YOUR rent. However, since your boyfriend moved in, that changed the terms of the original agreement which was based on one tenant, you. They are not actually increasing your rent, but adjusting the rent based on the addition of a new tenant. And as your boyfriend has already moved in, the additional rent can be charged immediately.
