My husband and l have made an offer of $300,000 on a convenient store,This store has an older small house on it, a 2 bay car wash, and the total property consist of 1 solid block at a busy intersction that has a free corner big enough to put a resturant on.The property currently consist of 2 seperate owners.1 owner wants to take our offer and 1 owner counter offered at $310,000.After a little consideration l called back the real estate agent and informed her that after checking with the bank and agreeing to close by the 31st as they requested that we are standing firm on our $300,000 offer.At that time the agent informed me that the majority of the extra $10,000 was to cover her cost for handling the transaction.l told her that l understood but our offer was still $300,000.She then said she thought that was a good solid offer and that they should take it.We then had another conversation and she told me she would have an answer for me in the morning?l am prepared only if l have to to give them $305,000, but am trying to avoid doing that.This place has been on the market for 1 year.What do you think will be the outcome?Do you have any advice?l think that in today is economy they should take the offer since it has been on the market 1 year and that the parties interested in the past could not get financing.These people have owned the business for 15 years and are older, wanting out.Any suggestions?

This offer is understood that they will pay for hald of the closing cost... title insurance, deed stamps, etc...and we were only asked to give $2,000.00 earnest money at the signing of the contract, which is suppose to be Friday.
Yes, we have $300,000.00 that we will have to retrieve out of funds, accounts, and we told them that upfront that we did not want any run around because we had the money and it was not based on us getting approved for the $.

l think it is likely they will take your offer. You could offer to pay their share of the escrow costs maybe.

Unless you're really anxious to get going on running that business, stand firm on the $300K. If it is been on the market for a year, it is not going anywhere in the next month or two. After awhile, the party who would accept the $300K will probably convince the other party to just take it. The agents will get antsy too, because they want their commissions, & they will probably start pressuring the people to just accept the $300K.

The worst thing that could happen for u in this situation is that someone else swoops in & pays the $310K, & u do not get the business. But, in this economy, l think that is unlikely.

It is in the hands of the owners & they may accept whichever offer they want.

Consider calling the owner who wants to accept ur offer and, very politely, thank them for the opportunity to make an offer on the business & let them know you're aware of the counter offer.

There is an old saying: Money talks.

Are u able to give them a check, right now, for the $300k?
If so, you're in a better position than the $310k offer -- unless they can do the same.

If you're able to give them the $300k immediately, tell them & back it up. Another saying: $300k in the hand is better than $310k promised.
