Start first with your current lender. Check around. Although WaMu and Countrywide have had problems, they're still out there. l liked ABN AMRO, but they got bought by CITI. CITImortgage is reputable.

The thing is that people usually only report when they've had bad experiences. You do not see ''hey l loved the way this company dealt with me'' sites.

Use a local bank for the most honest service, the larger the company the less they care about you.

l do not shop at walmart because l had a bad experience there- but obviously billions of people do not agree with me and still shop there.

Go with someone that has a local branch, so that you can look the person in the eye. Also if there are problems, you can go and talk with someone directly instead of dealing with customer service in a foreign country with a person who does not speak English well.

Try Bank of America, or Wells Fargo. Both are honest reputable and did not get caught up in the ''sub-prime'' mess. Both offer good rates for a refinance.
