I've rented my apartment with all utilities included.Big mistake! My bills have gone sky rocket.Can l raise their rent even though the lease is not even close to ending?They have not been there very long and if this continues my credit will suffer.Can an expert realtor tell me my options?

If you signed a lease, you are bound by it just like the other party.

A lease is a signed contract. Landlord cannot break it nor can tenant.

usually if you (the landlord) pays utilities you control the heat and air.. you should sit down with them and explain that ''all utilities included'' didnt mean be careless with the utilities.. if that doesnt work talk with a lawyer!

Once the lease expires you can take the utilities off and let them know it is their responsibility or you can let them know that you will bill them monthly for the utilities (dont give a set amount).

It depends on the lease u gave them. If u included utilities without a cap or limit, then u r on the hook until the lease expires, or they break it.
You can always go talk to them with copies of the utilities bills before & after they moved in. Explain that u made the arrangement based on the averages before they moved in. Ask them to help u keep ur word by keeping the utilities costs down, Arrange an energy audit in a friendly manner.

No, you can not raise their rent until their lease ends. You could evict, you do not need a reason to do that. But if you do, you will be without any income until you get another tenant and you will have to refund their deposit. l am not a realtor, but l am a landlord
