where can l search for closed sales and open listings for sale if l am not a realtor?

You just have to read magazines, newspapers, internet or drive around for open listings.
The records at the court house can work for closed listings. These are not in order. Street by street.
A realtor can tell you what it is worth. l am a realtor and I'd never sell my own house unless l used one.

One place is Zillow.com
you can also check your local governments web site -- many have tax assessments listed In NYS they assess property for full value, so that is a good indication
look at listings on Craig;s list -- might be some in your area.
OTOH many Realtors offer a complementary market assessment

l am an appraiser and we subscribe to data sources that inform me of every sale that occurred with and without realtors. Zillow is bad unless every house in the neighborhood is exactly the same. Otherwise, ask for a free market analysis from a realtor.
