My lease is done on January 1, but I'd like to move out now.

This is a commercial lease, and l do not wanna be ''abandoning'' the property, but l am renting elsewhere and need to open my doors for business asap.

Are there any laws against this?

l looked over my lease and it does not seem to specify when l can or cannot vacate the premises.

Are there any rules about this generally in commercial leases?
l do not care about getting a pro-rated refund. l know there is not anyone who wants to rent this space, l just wanna make sure he can not keep my security deposit or get me for abandonment.

You may decamp when you please, but wo not necessarily be entitled to any refund of the rent. Contact the landlord, and if he succeeds in re-renting the space before your lease expires, you are entitled to a refund [California law].

l get into a lot of problems when l start to practice law and medicine. It would seem to me that you could move out at any time. l would call the landlord and ask. One time we left an apartment two weeks early, and they had a new tenant who wanted to move in, so we got a refund for those two weeks.

What can you lose by calling the landlord?

One possible issue is if your agreement requires you to pay a percentage of your gross reciepts or profits to the landlord.

Also, you may want to formally return possession to your landlord immediately. Until you do so, you are responsible for any damages that occur to the property, and damage (i.e. vandalism) is more likely to occur when the premises are vacant.
