have question about coop , right know im still waiting for processing for buying coop in nyc ! everything is ready like the bank and my paperwork the problem is with the bank statement in july and august we put to much money in the same time and the do not like it anyway that money l got from my wedding gift so l have to wait until november because the board want 3 months last statement from the bank anyway the said that we will under contract in last oct , now my question is if we under contract when is gonna be the closing time ? and in the time of under contract l have to bring 10 % of the down payment so if let say the board say no to me did l lost my 10 % down payment ? because if so im not gonna do under contract right know ! and one more problem in that apartment the circuit break is not code so l have to change that or is management of the building responsibility ? and if we closing and then they still not did it the Electric even know is already in written in contract can we cancel the closing . l know l have so many question l just worry because l do not wanna lose my money l been working hard for . thank you so much for your help im really appreciated
anyway because of that bank statement in july and august they want the bank statement from september , october , and november so l dont have to submit the one july and august so l can get accepted.
and all my document is all already submit to the owner ,he said that he just want thrown some time so l can give the statement foroctober and november and just for the record l have letter about that money that l put inside in july and august was a gift but they dont care , l know that the board from this apartemen really strike before me they have 2 people who they said no too
about electric l ask my broker about that and she not sure who gonna fix that the owner or the management of the building but she think maybe is the management of the building. l cant ask the owner or the coop because l dont know their phone number usually my broker and the owner broker is communicate

l just did this here in NYC. OK, you're closing will be after the bank assessment & all of the title searches. Once u do the 10% down then u have to provide all of the needed information to the board in a reasonable amount of time. Ours went fairly quickly. Once we submitted all of the paperwork it was just a couple of weeks to hear from the board about an interview. Then they let us know within a few days. If u r not accepted the money will come back to you. Your lawyer will request it & it may take a little while but u will get it all back. You wo not get back any of the money spent for the application, mortgage & lawyers. That is a done deal.Otherwise, the down payment is held in escrow until ur closing, which will happen a little while after ur interview (if they request one) & acceptance. During ur closing a lot of paper changes hands but once it is over you're in.

Good Luck. Just make sure u do a good look around ur apartment before the deal is set. We missed some things until our final walk around & by then it was too late. Watch out for staging, it can cover up a mess of sins.

Do u mean they're looking for a paper trail on that money because it is more than ur monthly income? Did u explain the money was from wedding gifts? We accept that as an answer. The last 3 months statements would be September, August & July. That is not what they want?

Even if l worked at ur lender, l would not know the closing date until one or two days before. When the lender gets all it is documentation, & the title company gets all its documentation, someone will call & give u a time, date, & amount of money to bring to closing.

l am sorry but the rest is just to hard to read. In a house, the owner would be responsible for the electric, but in a co-op? Ask them.
