l co-signed a mortgage for my boyfriend two years ago. l have always made the payments. We have two children together and he now wants to leave me and has no intention on paying the mortgage. 1st - hire an atty and kick the dead beat in the teeth.
2nd - pay the mortgage or some of it to prevent the bankruptcy
3rd. Try to seel the place owner financed or look for a short sale buyer.

Like many other people who co-sign for homes, cars, credit cards, furniture, & other property, u have gotten yourself into a real bind, As a co-signer, u take on the responsibility of the debt & it does not matter whether the other co-signer lives up to his end of the deal.

With ur mortgage being four months behind, unless u act quickly to catch up the payments, u r going to face foreclosure. You mentioned that u can not make the payments, so even if u filed for bankruptcy, it may not help u that much. All a bankruptcy might do is buy u a little time.

If u have contact with ur boyfriend, try to make him understand that he is damaging his credit, too. You & he should sit down & try to figure out a way to keep ur home from being foreclosed on. Both of u should talk to ur parents, & his parents, to try to get up enough money to catch up ur payments.

If ur home is not already on the market, u should call a realtor immediately & see if u can get a quick sale. If the property is worth less than what is owed on it, ask ur realtor if he can contact ur lender about working out a short sale.

You should also check with ur lender about doing a loan modification. If u qualify, ur lender can modify ur loan to lower ur payments. This would require the cooperation of both u & ur boyfriend.
