l am in Los angeles county & helping my friend manage 2 houses by getting roommates for his houses.In return, my friend let me stay in one room for free.But he put me in charge of taking care of the house & getting roomates.Each roomates has his/her own rooms & are nice.But this one roommate is bad & has not paid his monthly for 3 months.l asked him to leave if he is not gonna pay but he told me that he is friend is a lawyer & told him that he can stay for free since l have no license to practice ''business'' or run ''boarding house'' in the house.He has changed the locks & now is suing me.l have no money but l feel responsible.What should l do?

HE is partly true; in CA, property managers need to be
real estate licensees. HOWEVER, ur friend can hire you
as an employee & then it is legal.

IN the mean time, post on the non-paying guys door, [under
direction from the owner]
a 3 day pay for quit.

if he does not pay, the friend must go to court, small claims,
and get a hearing. THen, he goes to court [no atty needed]
and gets a judgment & if the roomie does not pay within
the time of the hearing & the hearing, the roomie will get
a judgment against him & then, he has 10-15 days to leave
[plus pay inevitably]. IF he does not leave, a DETAINER
action will authorize the sheriff to remove him physically.

Have a locksmith with you--or the LL so that the lock can be opened.

YOUR friend is trying to be smart ass by having the audacity
to NOT pay & to demand PROPER service.

What is he sueing you for? Do you have the right to rent the rooms from the owner? then no problem, tell the owner about it and to begin evictions on this dead beat as you have asked him to move and he wont and hasnt paid.. He has no chance and if it is a month to month the courst will make him move. Hang in there and if he gives you any problems call the police everytime.

Aside from the real estate issue in your question also be aware that in the eyes of the IRS you are being paid the value of the rent in exchange for service.
